Rental Policies
Refundable Deposit
A refundable deposit equal to one nightly rental fee or $150 (whichever is higher) is paid upon making your reservation. The deposit serves to secure your reservation and offset the cost of any potential damage or excessive cleaning fees, if necessary.
The deposit is forfeited if any of the following things happen:
Nobody arrives to pay the balance of the charges and use the condo.
The reservation is canceled without two weeks notice prior to the scheduled arrival date.
The property has been damaged and the cost to repair the damage is greater than or equal to the deposit amount.
The property has been left in such a way that the cleaning people are forced to spend an abnormal amount of time cleaning it, the cost of which is greater than or equal to the deposit amount.
Cancellation
We know that it is highly unlikely that you will want to cancel your reservation and we hope that you don't have to. If it becomes necessary to do so, however, please let us know at least two weeks prior to your scheduled arrival date. Our condos are in demand with repeat renters and your advance notice might allow us to reserve the condo for another guest who had requested it, but was disappointed to find that it had already been reserved.
Check In/Check Out
Check in begins at 3 PM. Late arrivals (after 5 PM) can certainly be arranged. In the event that you will arrive after 5 PM, please call ahead for payment and key pickup instructions.
Check out is at 10 AM and is not complete until the keys for the condo have been returned.
Our cleaning people will remain flexible when they are able to do so and we will make every effort to enhance your satisfaction with your stay. If another guest isn't departing on the day you are scheduled to arrive or arriving on the day you are scheduled to depart, we will allow check in/check out times to fluctuate by 5-6 hours.
Reserved Dates
Guests are responsible for payment of all nights included in the reservation confirmation, regardless of the actual arrival and departure dates.
Deposit Protection
If you are concerned about accidental damages, you will have an opportunity to purchase coverage, for you and your vacation party, for up to $1,500 worth of accidental property damage. Guests are still responsible for intentional damages and those in excess of $1,500. Please note that the fee for this coverage is non refundable.
Damages
Also see Deposit Protection. If a guest chooses not to purchase the coverage described under Deposit Protection, they could be expected to forfeit the deposit and pay any additional charges for repair (including compensation for time spent by our agent to manage the repairs).
Penalty Fees
If we are charged a penalty fee for misuse of the condo or amenities within StillWaters by one of our guests, we will expect to be reimbursed by the guest who reserved the condo.
Boat/Trailing Parking
Boats, motor homes, campers, trailers, etc. are not permitted in the condo parking lots, as mentioned in the StillWaters Resort and Condominum Association covenants.
Lost Keys
Upon check in, you will receive two sets of keys. If you need assistance getting into the condo after hours, because your keys have been lost/misplaced, you may be charged a $25 service fee.
Excessive Noise
Clothing on Balconies
Grilling on Balcony or Porch
Grilling on the balconies, porches and breezeways is not allowed, as mentioned in the StillWaters Resort and Condominim Association covenants.
Occupancy
Your reservation will be made for a specific number of occupants (not to exceed the maximum capacity of 6 people for the two bedroom condo and 4 people for the one bedroom condo). If you would like to add people to your reservation, please notify us via phone or reply to the email containing your reservation confirmation.
We will not knowingly rent our condo to anyone under the age of 25. If a reservation is made due to misrepresentation, the guest will be expected to forfeit the deposit and leave the property immediately, along with all other occupants, without refund.
Children should be closely supervised as the balconies, porches, lake and pools are all inherently dangerous.
Pets
We're very sorry, but we simply cannot accommodate pets at this time.
If a guest decides to bring a pet without our knowledge, they will be expected to forfeit the deposit, pay an additional cleaning fee of $250, and be escorted immediately from the property, along with all other occupants, without refund.
Smoking
Our privately owned condos are offered and advertised strictly as non-smoking accommodations.
